I have been trying to sell my condo in Tucson for the last year or so. With the market in such bad shape for sellers I have been interested in finding out more about a sale leaseback. This is where a real estate investor or someone who is not quite ready to move in buys the unit and leases the place for a few months to the people they brought it from. Leaseback investments are pretty common when it is a buyers market and that is definitely the case in Tucson at the moment. I am sure one of the things that has an effect on whether investors will do this is the ability to get leaseback property financing. I have heard talk of sale leaseback solutions in Phoenix, Mesa, Tempe and in other parts of the Phoenix metro area but unfortunately I have not heard much about opportunities or sale leaseback solutions in Tucson. If anyone is interested in a sale lease back, especially real estate investors, let me know. This would be a great opportunity for me to sell my condo and get from under it but not have to move immediately.

The sale leaseback of assets can be good for businesses, homeowners, and investing. But, one must check out the Federal and State tax liabilities and qualifications of leasebacks.

In California for example, if the sale leaseback fails certain tests, it will be denied and treated differently under Legal Ruling No. 49. It is nice to loosen up some capital, and get tax benefits at the same time, by using a sale leaseback.

I wonder if a homeowner who is facing foreclosure opts for a sale leaseback and the new owner decides that they don't want animals. What does the animal owner do? Take them to the overcrowded shelters or rescues, put them down, or try and find a new home? This could be something for a homeowner to consider when writing up a contract for a sale leaseback; and what percentage is the homeowner going to sell? If the home owner sells 100% on a sale leaseback, what are the conditions of the sales leaseback? By selling 100%, the homeowner has no say about anything. The person who now owns the home on a sale leaseback can make the rules, change things and more, with the person selling the asset not having much of a chance to comment.

http://saleleaseback.wordpressors.com/2007/November/SaleLeasebackWinWinforEveryone.htm

A sale leaseback is a good way for real estate investors to take advantage of one aspect of the weakness in the housing market. Finding home owners who are in distress because of pending mortgage resets and buying their homes and leasing them back benefits both the investor and the home owner. The home owner gets to stay in the home, and the investor picks up a property that will surely appreciate once the glut of homes on the market diminishes.

It should not be too difficult to find distressed sellers in the Phoenix metro area. Advertising about the sale leaseback program can be done online, or by hiring someone to pass out flyers in newer subdivisions, where home owners got into their homes with subprime loans or negative amortization loans. A sales leaseback flyer should not shout out the advantages of the program, because the topic is a sensitive one to most people. Not being able to refinance or needing to sell the home because payments are too high is a highly personal topic. Well written, however, an offer of a reasonable sale leaseback program will help people out of a difficult situation, and build a strong portfolio for an investor.

If you are starting to get behind on your home doing nothing is the worst possible thing that you can do. There are some options still available to you even if your lender is unwilling to work with you. However keep in mind that when considering sale leaseback solutions there are several factors you must look into.

First of all, sale leaseback solutions generally only work if there is a decent amount if equity already in the home you own. This is typically how sale leaseback solutions will work. They buy your home for what you owe, and any arrears. Then they lease it back to you for a specified period of time, usually between one and two years.

Here is the downside. They now own your home not you. In sale leaseback solutions they buy the home and you deed it to them, now you are essentially a renter until you can get back on your feet, rebuild your credit and buy the home back. Another thing to keep in mind is that generally you will also sacrifice some fees out of your equity for any sale leaseback solutions, and you will also be paying an option fee when you go to purchase your home back.

Recently I have run across a few old friends whom I have not seen for quite some time. In catching up with them we have chatted about our children and how they are doing. Sadly several of them have children who have been caught in the recent housing and mortgage crunch and have had to sacrifice their homes and lose their investments. Most of them were not offered any viable options by the mortgage lenders and so were forced to simply leave. Now it seems that lenders are deciding that is not in their benefit, let alone the home owners benefit, so they are discussing sale leaseback solutions and leaseback property financing options. Any sale leaseback offer should be researched and looked upon as a possible tool to save the financial situation. Real estate investors are feeling the pressure of the collapsing market and leaseback investments may be a viable option to offer. I agree that sale leaseback solutions may not solve all of the market crisis but at least that may be one more option that struggling home owners could possibly choose from in order to save their home and investment.

I am not a real estate wizard but I do know that there are quite a few people who make a pretty good living buying and selling real estate. Real estate investors must be the type of people who enjoy the thrill of taking risks and conquering the foes. With rather rapid changes in the real estate markets it seems that leaseback investments may become more popular. I am not exactly sure how these sale leaseback solutions work but I do think that learning more about leaseback investments would be very interesting.

Searching online for sale leaseback information would probably be a worthwhile endeavor, especially if you are a business owner that owns your building or office condo. Real estate investors are having to learn the ins and outs of all kinds of marketing strategies in order to keep up with the constant volatile changes and it probably wouldn't hurt for the average person to be a little more aware of what kinds of real estate and sale leaseback investment opportunities are available. Many are looking to provide the working capital you need through a sale leaseback. Arizona businesses have a great opportunity to get funding for their business in Arizona or the Pheonix, Scottsdale, Gilbert, Meas, Chandler, Tempe or surrounding areas. The real estate world can be a little intimidating and getting funding for your business can be just and challenging because you are dealing with thousands of dollars, not just hundreds, but learning more about this interesting field may help to increase your profits in the upcoming years.

Many people who are not involved in real estate are aware of what a sale leaseback is. In the current state of the residential real estate market nationwide home owners are looking for any way to make a profit on their property and the sale leaseback could be the answer.

A sale leaseback is when the owner of a home or property sells and then leases it back from the new owner. This in turn frees up capital for the original owner and allows them to keep possession of the home/property. Leaseback investments can be anything and are not set only to homes. The benefits to the seller are obvious and the buyer gets a good deal on the property. The lease agreement then pays for the majority if not all of the mortgage payments. A sale lease back can be your opportunity to free up needed cash for whatever reason. This option should be considered if you are thinking about selling your home and do not feel like taking a huge loss. This can also be a great place for investors that are interested in real estate.

For the commercial real estate market, business owners can take advantage of leveraging their capital asset(s) to create working capital to grow and expand the business.
